Nestled into a landlocked property in the LoHi neighborhood, this building houses nine new residences. The four ground level units benefit from private yards tucked at the rear of the lot while the larger residences above are served by generous roof decks affording a skyline view of downtown Denver. Respecting the layered organization of the program, the materials emphasize its horizontal nature. Lining the walkways and stairs, cedar cladding provides a warm and tactile transition from street to entry. In areas with greater facade exposure, low maintenance materials are used to articulate the ribbon window and penthouse residence.

This project was a re-working of a scheme that was purchased by our client along with the site from the prior owner. Within an approved zoning envelope, Range refined the dwelling unit layouts and brought them into compliance with Fair Housing standards, improved constructibility and brought a material sensitivity to the project that made it feasible to construct and unique within the market. The structure was designed for the eco-conscious Denver market and though LEED was not pursued, the project qualifies for points under the following categories: Sustainable Sites, Water efficiency, Energy & Atmosphere, Materials and Resources, and Indoor Environmental Quality.
