Prominently sited on a hill overlooking downtown Denver, twenty-one residences are collected around a south facing elevated courtyard. Exterior walkways and a common roof deck provide residents a place to socialize, while simultaneously preserving access to light and fresh air. Further, by splitting the volumes, ten of the flats are free of party walls, a characteristic that proved highly desirable to their occupants. Respecting the development patterns of the city, the building holds the corner and provides a planted landscape that opens to the west, choreographing the entry sequence.

Our second project with Generation Development, this project was more than double the size of LoHi flats and characterized by a dramatically sloping site. Using this to our advantage, the parking is tucked out of view and serves as a plinth for the dwelling units to rise from. Stained wood is employed at the walkways and balconies where residents would be in close contact with the building, and used a durable standing seam panel elsewhere. The structure was designed for the eco-conscious Denver market and though LEED was not pursued, the project qualifies for points under the following categories: Sustainable Sites, Water efficiency, Energy & Atmosphere, Materials and Resources, and Indoor Environmental Quality. Quality.
