Chicago has a rich history of two and three flat housing that serves a unique market niche and provides opportunity for wealth creation. These types of buildings were especially popular during the early 20th century and could be found in many neighborhoods throughout the city. However, recent trends have led to a decline in this building stock, primarily due to the high cost of delivering them to market.

Our proposal addresses this issue by introducing a new family of forms that responds to current market forces, provides user comfort, and enhances the character of the neighborhood.

The design employs a 16’ x 32’ module with individual units organized front to back. The subsequent building footprint and unit configuration is materially efficient, allows for unit variation with a common utility core, and creates a new side yard amenity.

The 1, 2, and 3 bedroom units can be arranged in a number of configurations on a typical Chicago lot. This offers flexibility in responding to market conditions, neighborhood scale, and personal preferences.

Building massing, roof shapes, and cladding options provide variability to suit people’s needs or preference. Collectively this creates a diverse street frontage and allows for customization to fit the context. Additionally, entry stairs add to the street scape, echoing the playfulness of stoops found in Chicago’s traditional two and three flat buildings.
